Planning your move-in

Moving homes can be a stressful and exhausting process, which is why it's crucial to plan ahead and ensure a smooth transition before your moving-in date. 

As a newcomer to The Pearl Island, you don't need to obtain a permit to move into your new home. However, it's important to ensure that the moving company you hire has insurance to cover any accidents or damages that may occur during the move-in process.

The moving company must visit UDC's security team at Medina Centrale Building 01, UDC offices (as indicated on page 18 of the map) on the day of the move-in. The driver of the moving truck is required to provide his QID/Qatar Driver's license information, and the contracted moving company should have insurance that covers any accidents or damages that may occur during the move-in process. 

In order to minimize disruptions to nearby residents, move-in days are permitted between Saturday and Thursday from 8:00 am to 10:00 pm, and on Friday and Saturday from 10:00 am to 10:00 pm.

Newcomers who are moving into multiple apartments or residential properties are requested to be mindful of their belongings during the transportation process and take care not to damage other residents’ properties or common areas such as lifts, doors, wall paint, parking bollards, and so on. If any repairs or replacements are necessary, the newcomers will be held responsible for any associated costs.

Health and Safety Guidelines


HOME SAFETY 

Ensuring the safety of your home should always be a top priority. As a new resident, it's important to take the time to familiarize yourself with the locations and proper usage of the fire safety equipment in your home. Additionally, it's crucial to know the location of the water supply valves so that you can quickly and efficiently shut them off in the event of a major leak. 

Take the time to identify all of the firefighting equipment in your home and ensure that they are within reach and free of any obstructions in case of an emergency.


SMOKE ALARMS

To safeguard the safety of your home and its occupants, it is important to have a functioning smoke and heat detection system installed and to ensure that it is regularly maintained.

Please refer to the Do's & Don'ts section at the end of the Handbook for more information on how to properly maintain and use these safety systems.



MEANS OF ESCAPE

For your safety and that of other residents in the residential property, it is crucial that you know the emergency escape routes and assembly points. You can find these emergency routes and assembly points on the emergency notice panel located in the common area corridors on each floor.

Remember to keep these emergency routes clear at all times to ensure a safe and quick evacuation in case of an emergency.


FIRE SAFETY

As a resident, it is crucial to know the proper fire prevention and safety precautions to prevent a dangerous house fire. Keep the fire equipment free of obstructions to ensure easy access in case of an emergency.

To minimize the risk of a fire accident, avoid the activities that are highlighted as the major causes of fire and false alarms. Please take extra caution and be mindful of these activities. It's essential to note that false fire alarm transmissions may result in government charges or penalties.



CARELESS SMOKING

Please be cautious when disposing of cigarettes to prevent any potential fires.



BUKHOOR/INCENSE STICKS

Please exercise caution when burning bukhoor, incense sticks, or similar items as it can be one of the main reasons for setting off unwanted smoke alarms and can even lead to a fire if left unattended.


BBQ ON BALCONIES

You must avoid setting up a BBQ on your balcony as it is prohibited by the Master Community Rules and Regulations. Doing so can cause unwanted fire and lead to injuries and may result in penalties or prosecution for violation.



SMOKE DETECTORS

Make sure to regularly check that your smoke detectors are working and not blocked or covered. It is important to maintain them properly. Remember, tampering with fire alarm devices is a serious offense. 



FIRE HAZARDOUS ITEMS

You should identify and remove any fire hazards in your home. Be sure to separate heating items from flammable substances.


UNATTENDED COOKING

Pay close attention when cooking and remember to turn off the cooker or oven before leaving the apartment. It's important to exercise caution and make sure firefighting equipment is available, maintained, and free of obstruction for your family's safety. 

Please note that cooking is an age-restricted activity and should be done with caution.


STORING ITEMS ON BALCONIES

It is recommended that you refrain from storing cardboard cartons, plastic boxes, garbage bags, or any other combustible items that may contribute
to the spread of a fire.



ELECTRICAL MODIFICATIONS & DEVICES

To avoid electrical hazards, it's important not to plug too many devices into a single socket and ensure that all electrical equipment is safe to use. If you encounter any electrical problems or faults, it is advised to seek advice from a qualified professional.

Community Rules and Regulations

As a resident of The Pearl Island community, it is your responsibility to follow the guidelines set forth to maintain the integrity of our community. 

These guidelines are legally binding and apply to all residents, guests, visitors, and domestic workers. It is therefore crucial that you familiarize yourself with these guidelines and ensure that you do not violate them.

Key Community Guidelines

  • Dispose of waste only in the designated areas and make sure to not leave waste beyond these locations to avoid violating the Master Community rules and regulations.
  • Always park your vehicle(s) in the allocated parking space(s). Do not park on yellow lines or in areas where traffic signs advise against parking. Wrong or incorrect parking is an illegal offense and will be enforced by the Traffic Department.
  • Remember that The Pearl Island is a pedestrian-friendly community. Be sure to give way and provide priority to pedestrians.
  • If you have pets, make sure to maintain proper etiquette by cleaning up after them and keeping them on a leash in communal areas.
  • Do not store personal items in communal or parking areas as this is prohibited.
  • Observe the road speed limits and follow the guidelines provided in the Do’s and Don’ts section of this handbook to avoid setting off a false smoke alarm.
  • Do not dry laundry on balconies and avoid causing disturbance by playing music loudly or making excessive noise.
  • If you plan to make any modifications, renovations, or improvements to your home, obtain approval from the Master Developer prior to starting the work.
  • Do not carry out any commercial activities from your residential property or common areas.

Access Guidelines


GATE BARRIER ACCESS

In order to access through the gate barriers, you need to register your details. Please contact Ittisal Call Centre at 8006222 or the Concierge of your building.


GUEST/VISITOR ACCESS

If you need to allow guests, visitors, or delivery personnel to access via a gate barrier, please contact the security officer at your specific building.

VISITOR PARKING

When accessing communal parking areas, please note that residents do not have exclusive rights to any common area parking bays. Instead, there are specific visitors’ parking bays located across the Island, as well as adjacent to the retail areas, which includes Valet Parking. 

It is important that cars are parked correctly within the allocated space to avoid receiving a violation notice or being reported to the Traffic Department. Please also be aware that there is a maximum 48-hour parking limit at outdoor public parking and retail areas, and exceeding this limit may result in your vehicle being towed to a designated location. 

Additionally, abandoned, and unmaintained vehicles may be issued with a panel written warning before being towed away. Please note that the cost of vehicle tow service will be directly charged to residents and visitors. 
To help maintain the high-end luxury living experience at The Pearl Island, please ensure that your vehicle is kept clean and well-maintained at all times.

Electricity and water accounts

Make sure to obtain the water and electricity account details from your landlord or seller, if not directly covered. You can pay through various options including the Kahramaa website.

District Cooling System

The Pearl Island operates an ecofriendly district cooling system. It is the responsibility of the property owner or resident to settle cooling services invoices, if not covered directly by the landlord. 
There are two components to the monthly cooling charge:

  1. Consumption Charge: The cost of actual consumption is based on meter readings.
  2. Capacity Charge: This is a fixed charge to cover the maintenance, operations and upkeep of the central cooling plant and it also covers maintenance of the individual meters. There is also a small administration charge.

Once you register with Qatar Cool’s Contact and Information Centre, you will receive bills via your nominated email address(es). Ensure to check your junk folder and mark our emails as safe. On-time payment of these bills is essential to ensure continuity of cooling service to your unit and to avoid disconnection.

Service Charge Payment

As a homeowner, you are responsible for paying the service charge, which covers your unit's share of the costs for managing the common areas. This includes general maintenance and repairs, operational requirements, utility expenses, soft services, and enhancements, among others. 

Additionally, the service charges contribute towards a reserve/sinking fund. 

Please note that the service charge amounts may vary from year to year, depending on the approved budgets by the owners. It is your responsibility to make this payment on a quarterly basis in advance.

The Pearl Island Security

The Pearl Island Security Team is available to assist you with various issues, including lost and found items, parking problems, noise complaints, accidents, theft, missing persons, urgent medical assistance, and fire.

Garbage Collection & Recycling

As a resident of a residential building or tower, please ensure to use the garbage chutes located on each floor in the garbage chute rooms. If you reside in a villa or townhouse, please place your garbage in the designated chute or trash containers. Follow the Pneumatic Waste Management System (ENVAC) guidelines as displayed. 

Remember that littering in public and common areas is not allowed, and a violation may result in a penalty of up to QAR 10,000. Please use the waste bins provided throughout The Pearl Island public locations.
 
To dispose of bulk and hazardous waste, including batteries, please contact Ittisal at 8006222 or email ittisal@udcqatar.com for necessary support.

To contribute to The Pearl Island’s recycling initiative, dispose of recyclable items such as glass, plastic, paper, cardboard, e-waste, and oil waste in the designated waste recycling bins. Contact Ittisal for more information about the available locations.

Improper waste disposal or leaving unattended waste may result in Panel Master Community Violations. Please refer to the Do’s and Don’ts guideline for the Pneumatic Waste Management System (ENVAC).

Public Transport & Taxi Services

BUS SERVICE

If you want to move around The Pearl Island, you can use the
various bus stops available across the Island. If you plan to use the Doha
Metro, you may use the Metrolink service to reach Legtaifiya Station.

The electric buses operated by Mowasalat are air-conditioned, and
the Metrolink service is free of charge.

Mowasalat operates air-conditioned electric buses, and using bus
services supports Qatar National Vision 2030 to reduce Carbon Emission by 2030.



WATER TAXIS

As a resident of The Pearl-Island, you can also enjoy an eco-friendly water taxi experience to commute around the Island. 

The service operates from Porto Arabia every day from 8:00 am to 12:00 midnight. Each shuttle can accommodate up to 10 persons, and a single round trip costs QAR 25 per person, lasting around 20-25 minutes.
 
The Pearl Island water taxi offers a luxurious and sustainable experience with zero carbon emissions, providing a pleasant noise-free ride that contributes to supporting a stress-free ecological ecosystem and marine life.
